What is my Keswick home worth?
The honest answer is that nobody can tell you from your address alone, and you should be wary of anyone who tries. A real number comes from the same place an appraiser and a Buyer's agent will both look: what comparable homes near you have actually sold for recently, adjusted for your lot, your condition, and what you've done to the place.
The reason that matters more in Georgina than most places is that the automated estimates on listing portals tend to smooth across all of York Region. York Region's median is pulled up hard by Markham, Vaughan and Richmond Hill, all of which sit above $1,085,000 year to date. Georgina's median is $785,000. An estimate built on the regional average will misprice a Keswick home, and it can miss in either direction depending on which comparables it grabbed.

Where Georgina sits in York Region
Georgina is its own market, not a discounted version of the towns south of it. Here's where the year-to-date medians actually sat through August 2026, across all home types:

The volume figure is the one most owners here don't expect. Georgina closed 401 sales in the first eight months of 2026, against East Gwillimbury's 271 and Aurora's 438. By transaction count this is one of the busier markets in the region, not a quiet corner of it. There are more comparable sales to price against here than in several towns with far higher medians, which is genuinely useful when it comes to setting a number you can defend.
One caution worth stating plainly: these are municipality-wide medians covering every community in Georgina and every property type in it, from Lake Simcoe waterfront to inland subdivisions. Your street can sit well above or well below the town figure. Treat the number as context, not as your valuation.
Selling in Keswick and buying somewhere else
A fair number of the conversations I have start with someone who wants to move, not just sell. If that's you, the useful exercise is to run both sides of the trade at the same time, with real figures on each.
Moving south from Georgina generally costs more. The median gap to East Gwillimbury was about $245,000 through August, and to Aurora or Richmond Hill it's north of $315,000. Moving further out, or downsizing within Georgina, works the other way. None of that tells you what your own move will cost, because the mix of what's listed when you're ready matters more than any town median. It's why I'd rather show you live comparables on both ends than hand you a rule of thumb.
What I won't do is tell you the market is about to move in your favour, or against it. Nobody knows that, and decisions that depend on it tend to age badly. What I can give you is a clear read on where prices and timelines actually are right now, on both sides of your move.
