August in East Gwillimbury: The Buyer's Market Held Its Ground

EG closed 29 sales in August against 200 active listings. That works out to 5.4 months of supply, firmly buyer's territory. The all-types median landed at $999,999, though August tends to be quiet, so read that as summer not a signal. The number I'd actually watch is detached: a $1,065,000 median, 96% of asking, 39 days on market. That's more than $400,000 below what the same house trades for in Markham or Richmond Hill.

An East Gwillimbury detached ran a $1,065,000 median. The same category was $1,488,000 in Markham, $1,482,500 in Richmond Hill, and $1,425,000 in Vaughan. That's roughly $360,000 to $423,000 for ~10 min extra commute to downtown. Prices could firm up if inventory keeps tightening. For now, the gap is wide and quiet.
Rates held, the bypass broke ground, a hospital inbound
The Bank held its rate at 2.25% on September 2, a seventh straight pause. It warned that new US tariffs and higher energy costs could push inflation past 3% and force a hike, so the flat-rate stretch may not last.
Major construction is underway on the Bradford Bypass, now Highway 425, the 16-kilometre link from the 400 to the 404. Its eastern interchanges land at Leslie Street and 2nd Concession, right at EG's doorstep, with the province projecting up to 35 minutes off the cross-region drive.
Southlake will build its second acute-care hospital in East Gwillimbury, on land west of Leslie and south of the future bypass in Queensville. The province committed $10 million to early planning. Bed counts and a construction timeline come next.
