July in East Gwillimbury: Supply Up, Buyers in Control
The July numbers show a split market: detached homes sitting 36 days and selling under ask, while townhomes keep moving in three weeks at full price.
EG closed 47 sales in July against 194 active listings, which works out to 5.3 months of supply. That is buyer's territory. The detail worth knowing sits one layer down: detached homes averaged 36 days on market and sold at 95% of asking, real negotiating room on a $1,132,500 median. Townhomes did the opposite, selling in 23 days at just over asking. If you are shopping detached, you have leverage EG sellers have not seen in years. If you are selling a townhome, the line still forms.

This month I can print the detached medians straight from TRREB: Richmond Hill $1,495,000, Aurora $1,456,000, Markham $1,390,000, EG $1,132,500. That is a $250,000 to $360,000 gap for the same kind of house and lot, 15 minutes further up the 404. With five months of supply here, July buyers were negotiating, not bidding.
Rates held, plan adopted, park open
The Bank of Canada held its policy rate at 2.25% in July, pointing to a strengthening economy and inflation easing toward target. The next announcement comes September 2, with markets pricing in another hold.
Council adopted EG's updated Official Plan on July 23: roughly 128,600 residents projected by 2051, with six designated growth areas. It heads to the Province for approval next; the current plan holds until then.
The 8-acre park beside the Health and Active Living Plaza opened July 10 with a splash pad, pickleball, beach volleyball, and playgrounds, more phasing in over summer. The community celebration runs September 1, 3 to 9 p.m.
